Because the estate opened in the mid-1990s and filled up over the following decade, houses here share a lot of features. Two storeys on compact blocks. Rendered or brick fronts with feature windows. Plenty of colonial glazing bars. Tall windows over stairwells and entries that were designed to bring light in rather than to be easy to reach.<\/p>

For glazing, that similarity is useful. We know before we arrive roughly what frame system we’ll find, what glass thickness is likely, and whether we can do the job off a ladder or need proper height access. Upstairs and void windows: the access question<\/h3>

This is the part that catches people out when they compare quotes. Two identical panes can cost quite different amounts depending on where they sit.<\/p>

A first-floor bedroom window is often straightforward. If the sash can be removed from inside, or the screen comes off and the glass can be worked on from within the room, we handle it without any external access at all. That’s the quickest and cheapest scenario.<\/p>

Most are applied bars, where a grid sits against one or both faces of a single sheet of glass. Replace the glass and the bars get refitted or renewed to match. The trick is matching the bar profile and colour, because the older ones have often faded slightly and a brand-new bright white grid next to a 20-year-old one is noticeable.<\/p>

The other type is genuinely divided, with separate small panes between timber or aluminium. Those are slower to re-glaze because each little pane is cut and sealed individually, though you only pay to replace the one that broke.<\/p>

We also get a steady flow of fogged double glazing from the newer builds and townhouses, where the seal in the unit has failed and the misting sits between the two panes where no amount of cleaning will reach it.<\/p>
