Why glass matters in a bushfire<\/h3>

Most people picture flames reaching the house. In reality, windows are where a lot of homes are lost, and it happens earlier than that.<\/p>

Radiant heat arrives well ahead of any fire front. Ordinary annealed glass can crack under that heat, and once a pane fails the opening is gaping. Embers then blow straight into the room, and they’re what actually sets the house alight.<\/p>

That’s why the standard for building in bushfire areas, AS 3959, gets stricter with glass as the risk level rises. Depending on the bushfire attack level assigned to the property, requirements can include toughened glass in exposed elevations, limits on how much unprotected glass is allowed, metal screening over openings, and frames made from approved materials.<\/p>

Two things follow from that:<\/p>

Know your BAL.<\/strong> Your planning certificate, building approval or bushfire assessment will list it. If you don’t know yours, Ku-ring-gai Council can tell you whether the property is on bushfire prone land.<\/p>

Tell us before we order.<\/strong> If the house was built or altered to a bushfire level, the replacement glass has to match that. Putting ordinary glass back in an exposed window creates a gap that shows up later, usually when the house is sold or insured.<\/p>

Cockatoos, possums and chewed window frames<\/h3>
