What makes Allawah different from a standard suburb job?<\/h3>

Allawah is one of the more densely built suburbs in the Georges River area, and that changes how a glass repair actually runs.<\/p>

In a freestanding house, one person calls and one person decides. In an Allawah unit block, a cracked window might sit on common property, the decision might belong to the strata committee rather than the occupant, and access might need a building manager to open a gate or a lift. If we treat it like a house job, nothing happens for three weeks.<\/p>

So we ask the right questions on the first phone call. Is the damaged glass inside your lot or on common property? Are you the owner or renting? Do we need a work order from the managing agent? Getting that sorted before we quote is usually the difference between a repair happening this week and a repair happening next month.<\/p>

Do you work with strata and real estate agents?<\/h3>

Yes, and a large share of our Allawah work comes through them.<\/p>

We supply itemised written quotes formatted for strata approval, photograph the damage and the completed work for the building’s records, carry public liability insurance with certificates available on request, and invoice the strata manager or agent directly rather than chasing the resident.<\/p>

What about window safety devices in units?<\/h3>

This is worth knowing if you own or manage an apartment here.<\/p>

Since March 2018, strata buildings in NSW have been required to have window safety devices fitted on windows in residential lots where the window opening is more than two metres above the outside surface and that surface sits less than 1.7 metres below the window. The device has to limit the opening to less than 12.5 centimetres and be strong enough to resist a child pushing against it.<\/p>

Many older Allawah blocks were retrofitted at the time, but devices get broken, painted over, or removed by residents who found them annoying. When we replace glass in an upper-level unit, we check whether the restrictor is present and working, and we flag it if it is not. We can supply and fit compliant devices at the same visit rather than making it a separate job.<\/p>

What kinds of glass work do we do here?<\/h3>

In apartments:<\/strong> balcony glass and balustrade panels, sliding doors to balconies, bedroom and living room windows, common area and stairwell glazing, entry door glass, shower screens and bathroom mirrors.<\/p>

In the older houses:<\/strong> timber sash windows in Federation and California bungalow homes, including re-puttying and cord replacement. Some of these homes still have original leadlight panels in the front windows and door sidelights. Those can often be repaired rather than lost, and we assess them individually rather than quoting a plain glass replacement over the top.<\/p>

In post-war brick homes:<\/strong> aluminium sliding and awning windows, steel-framed windows in a few remaining originals, and rear sliding doors with worn tracks.<\/p>

On Railway Parade:<\/strong> shopfront glass, with a same-day board-up so trading is not interrupted.<\/p>

Can new glass reduce train noise?<\/h3>

It can, and this is the most common upgrade request we get in Allawah.<\/p>

The Illawarra line runs straight through the suburb, and homes and units close to the corridor get passenger services from early morning until late, plus freight movements overnight. Single-pane float glass does almost nothing to stop that.<\/p>

Laminated glass is the practical fix. The interlayer between the two sheets dampens sound rather than transmitting it, and in most rooms it makes a clear difference for a fraction of the cost of new windows. Double-glazed units perform better again, particularly for low-frequency rumble, but they cost more and need a frame that can accept the thicker unit.<\/p>

For strata buildings there is a further consideration. Changing the glass in a window that forms part of the building’s exterior may need strata approval even when the glass sits within your lot, because it can affect the building’s appearance. We will tell you when that applies before you order anything.<\/p>

Repair or replace?<\/h3>

Glass only, in the large majority of cases. If the frame is square and the sash still slides, replacing the pane is cheaper and quicker.<\/p>

Replacing the whole window makes sense when a timber sill has rotted, an old steel frame has rusted, or the aluminium has corroded to the point the sash will not run. In strata buildings, whole-window replacement is almost always a committee decision rather than an individual one, so we quote it that way.<\/p>

Everything we install is selected and fitted to AS 1288 and AS\/NZS 2208. That is not a formality in unit blocks, where glass beside doors, in wet areas and near floor level has to be safety glass.<\/p>

Pricing<\/h3>

Cost comes down to glass type, pane size, frame material and access. A standard pane on the ground floor is the cheapest scenario. Toughened and laminated glass, balustrade panels, oversized sliders and upper-floor units needing lift or stair access cost more.<\/p>
