Sliding Door Repair Epping

Sliding door sticking, grinding or off its track in Epping? We fix patio doors, stacker doors, balcony sliders and locks that won’t catch, and most of it is done in a single visit. Epping runs from big shaded blocks in the north down to the unit towers around the station, and both throw up the same short list of faults: flattened rollers, tracks packed with leaf litter, and doors that have dropped just far enough to miss the keeper. Our licensed glaziers carry rollers, track and safety glass in the van, and you get a fixed price before anything comes apart.

Sound like your door?

Sticks, grinds or feels heavy

Nine times out of ten it’s flat rollers, or grit packed hard into the bottom track. One visit usually sorts it.

Jumps off the track

Rollers wound down too far, a dented track, or a top guide that has gone missing.

Won't lock without a shove

The door has dropped, so the hook now sits below the keeper. Lift the door and the lock usually behaves again.

Cracked or chipped glass

Keep kids and pets away from it. Toughened glass with a chip in the edge can let go on its own.

Sliding door repairs in Epping: the short answer

Most sliding doors in Epping can be repaired rather than replaced. A roller change, track repair or lock adjustment takes about one to two hours in a single visit. Broken glass is the exception, because the panel has to be measured, cut and refitted in Grade A safety glass to AS 1288. Amrah Glass covers Epping NSW 2121 and the surrounding northern Sydney suburbs from our Berala workshop, seven days a week.

Why sliding doors in Epping wear out the way they do

Epping is really two suburbs in one. North of the railway line you have Federation cottages and post-war brick homes sitting on big, shaded blocks. South and east, around Rawson Street and Beecroft Road, it is mostly apartments built in the last decade. The doors are very different. The faults that turn up are not.

Older homes under heavy tree cover

Plenty of Epping houses went up between the 1920s and the 1970s, then got extended out the back later on. The aluminium patio door fitted during that extension is usually the one causing grief now. Rollers from that era were never designed for forty years of daily use, and a family slider gets opened thousands of times a year.

Then there is the tree cover. Epping has kept its big gums and liquidambars, so bark, leaf litter and seed pods drop straight into the bottom track. That grit turns the track into sandpaper and shreds rollers long before the door itself is worn out.

Apartments around the station

The buildings along Rawson Street, Langston Place and Beecroft Road are newer, and their balcony sliders are tall, heavy and often double glazed. That is a lot of weight resting on two small wheels, so worn rollers show up early as a door you have to lean into.

If the door sits on an external wall it may be common property. Have a quick word with your strata manager before you book. We are happy to send the quote straight to them and work around building access, lift bookings and trade hours.

Every Epping job is done to the same standard as the sliding door work we do across the rest of Sydney. The only thing that changes is the type of home we are walking into.

Sliding door repairs we handle in Epping

Pick the job that sounds like yours. Not sure what has broken? Send a photo of the door, the bottom track and the lock, and we can normally price it from that alone. You can also look through every kind of sliding door we repair.

Roller replacement

We fit rollers rated for your frame and the weight of your panel, then wind the height back up so the door runs level and feels light in the hand.

Track repair

Flattened tracks get straightened or capped in stainless steel. Where the track has split or worn through, we can fit a new aluminium bottom track without pulling the frame out of the wall.

Glass replacement

Cracked panels are measured on site and replaced in toughened or laminated safety glass. If the opening cannot be left overnight, we board it up the same day.

Locks and handles

Hook locks, keepers and handles that have stopped meeting. We replace what is worn, then set the alignment so the door locks with one hand.

Seals and weather strip

Fresh brush strips and rubbers block the drafts, dust and wind-driven rain, and take the rattle out of the door on windy nights.

Screen doors

Torn mesh, bowed frames and wheels that keep popping out. Our flyscreen door repairs get them closing properly so you can leave the slider open.

Door and frame types we repair around Epping

We are not tied to one brand or one era of hardware. These are the doors that turn up most often in Epping homes and units.

Aluminium patio sliders

The standard two-panel door on most Epping extensions. Rollers, tracks, locks and glass are all repairable, and the common parts ride in the van.

Stacker and three-panel doors

Wide openings onto a deck or alfresco area. Heavy panels flatten rollers fast, so we fit load-rated wheels rather than whatever is cheapest.

Timber sliding doors

Older hardwood frames swell in wet weather and bind along the top. We ease, rehang and reglaze them instead of talking you into an aluminium replacement.

Balcony and double-glazed sliders

Common in the newer blocks near the station. Sealed units are heavy, so worn rollers show up as a door you have to lean on to move.

Cavity sliders and internal doors

Doors that slide away into the wall. When a hanger or the top track fails, we can usually fix it through the opening with very little patching.

French doors and bifolds

Not sliders as such, but the same hardware headaches. We also take on bifold door repairs right across the area.

Sliding Door Roller Replacement Epping

Repair or replace? How we make the call

We only push for a new door when the frame itself is past saving. This is where we draw the line.

If you are unsure which side of that line your door sits on, a photo of the frame where it meets the brickwork usually settles it. We would rather rehang a door than sell you a new one.

Rollers, track or frame? A quick way to tell

Lift the door slightly by the handle as you slide it. If it suddenly runs freely, the rollers are worn or wound down. If it catches in the same spot every single time, look for a dent or a build-up in the bottom track. If the gap between door and frame is wider at the top than the bottom, the door has dropped and the lock will be the next thing to go. If it binds along the whole length, that is the frame rather than the hardware. The same three checks run on every door we look at across our wider Sydney sliding door service, so send a photo either way and we will tell you which one it is.

How an Epping repair runs

1

Send a few photos

Get the door, the bottom track and the lock in frame. That shows us the frame type and what has actually failed.

2

Get a fixed quote

We price the job from your photos, then lock in a day and a time window that suits you.

3

We fix it on site

The door comes out, worn parts come off, new parts go on, then the height and the lock get set.

4

Test it yourself

You slide it and lock it before we leave. We clear the track out and take the old parts with us.

What moves the price

There is no flat rate, because two doors that look identical can need completely different work. The figure comes down to a handful of things.

You see the price before we start, and that is the price you pay.

Sliding door repair Epping: your questions answered

Straight answers to what Epping homeowners and tenants ask us most.

It depends on the part that has failed. Rollers sit at the lower end. A new track or a glass panel costs more, because of both the parts and the labour. We quote from your photos and confirm the figure before anyone starts work.

Epping NSW 2121 only. We are a Sydney glazing business, so we cover Epping and North Epping in northern Sydney along with the surrounding suburbs. We do not travel to Epping in Melbourne.

Yes. Wide stacker and patio doors are one of the most common jobs we do in Epping. We fit rollers rated for the weight of the panel, so they do not flatten again in six months.

Most roller, track and lock repairs are finished in one to two hours, in a single visit. Glass takes longer because the panel is cut to size first. If the door is not safe to leave, we board it on the first visit and come back to glaze it.

Usually worn rollers, rollers wound too low, a bent track, or a missing top guide. Lifting the door back on buys you a few weeks. The lasting fix is new rollers set at the right height, running on a straight and clean track.

No. A chipped or cracked toughened panel can shatter with nobody near it. Keep children and pets clear and book a replacement. We fit Grade A safety glass that meets AS 1288.

Almost always. When a door drops on worn rollers, the hook stops lining up with the keeper. We raise the door, adjust or replace the keeper, and check it locks without you pulling the door in by hand.

Usually, yes. Plenty of original rollers have not been made for decades, but we carry modern equivalents and adapt them to older frames. It means you keep the door you already have.

Yes. We work in the unit blocks around Epping station regularly. Where the door is common property, we can send the quote to your strata manager and book the job through building management.

It helps, and it is worth doing with a vacuum and a stiff brush. But if that grit has already chewed up the rollers, cleaning only makes the door quieter, not smoother. That is normally the point where people call us.

We keep slots free each day for doors that will not close or lock. If glass has broken, we make the opening safe the same day, even when the replacement panel still has to be cut.

All of Epping and North Epping, plus Eastwood, Carlingford, Beecroft, Cheltenham, Marsfield, Macquarie Park, West Pennant Hills and the rest of Sydney.

Yes. We work seven days, from 7:30am to 6pm, so you do not need to take a day off work to be home for us.
