What kinds of windows do we work on in Artarmon?

What window glass problems can be fixed?

  • Cracked or broken panes from storms, falling branches, stray balls or attempted break-ins
  • Loose glass in timber frames, where old putty has shrunk and crumbled away

  • Fogged double glazing where the seal between the two panes has failed

Many Artarmon homes on the western side are Federation or interwar builds, and some streets sit within heritage conservation areas. Replacing glass like-for-like in an existing frame is generally routine maintenance. When is repair enough, and when does the glass need replacing?

A window needs repair when the glass is intact but something around it has failed. We re-putty loose panes in timber frames, fit new rubbers to rattling aluminium windows, reseal leaks and sort out stiff or broken sash hardware. Plenty of calls we get in older Artarmon homes end up as repairs, with no new glass required.

A window needs replacement glass when the pane is cracked, broken, fogged between layers, or sitting in a spot where the current rules require safety glass. Cracks can’t be patched or filled on window glass in any lasting way, so a cracked pane is always replaced. We keep the existing frame whenever it’s sound. With original timber windows, that’s usually what owners want anyway.

Which glass is right for my window?

Toughened glass is required in doors, beside doors, in bathrooms and in low panes near the floor. It’s much stronger than standard glass and breaks into small blunt pieces.

Laminated glass stays in the frame when struck, which makes it a good security upgrade for ground-floor windows. Its interlayer also dampens sound. Homes and apartments close to the Pacific Highway, the Gore Hill Freeway or the rail line often ask for acoustic laminated glass for bedrooms.

Clear float glass still suits many upper-level timber windows where safety glass isn’t required. It’s also the closest match in appearance to original glass in a period home.

Obscure and patterned glass is used in bathrooms, laundries and entry sidelights. Some older patterns are no longer made, so we’ll suggest the closest available match. If a panel is leadlight or stained glass, mention it when you book so we can advise on the right approach before we attend.

Who pays for broken window glass in an Artarmon apartment?

In most NSW strata schemes, glass in external windows is common property. That usually means the owners corporation, through your strata manager, arranges and pays for the repair. By-laws vary between buildings, so check yours before booking. If the building is quiet or the damage is urgent, we can quote directly to the strata manager and coordinate access with residents.

For houses, broken glass is usually covered by home insurance. We provide itemised reports and invoices for claims.

Is a cracked window safe to leave for a few days?

A small crack near the edge of a high window can usually wait a short time. A crack running across the pane, or any damage to glass in a door, a bathroom or a low panel, should be dealt with quickly. Glass in those locations is meant to be Grade A safety glass, and cracked glass has already lost much of its strength.

Security is the other concern. A broken ground-floor window or a loose pane in an old timber sash is easy to get through. If the permanent glass isn’t ready, we board up or fit temporary acrylic so the property is closed that night.

How much does window glass repair cost?

Cost depends on:

  • the size and type of glass
  • the frame. Timber re-glazing takes more labour than aluminium.
  • access. Upper-floor apartment windows may need to be done from inside.
  • timing, since after-hours work costs more
