Glass we look after in Barangaroo

Barangaroo is newer, taller and more tightly managed than most Sydney suburbs, and that shapes our work here. Our Barangaroo work covers:

  • Office tenancies: internal-facing window glass, glazed meeting room walls and lower-level windows
  • Restaurants, bars and cafés along the waterfront, where glass takes a beating from foot traffic and furniture
  • Retail shopfronts at street and podium level
  • Apartments, for glass that can be safely reached from inside
  • Heritage and low-rise buildings on the precinct’s edges toward Millers Point

High-rise glass: what we handle and what building management arranges

It’s worth knowing this before you call anyone.

Glass we can reach safely from inside a tenancy or apartment, or from ground and podium level, is work we quote, schedule and install ourselves.

Glass high up on a tower’s outer facade is replaced from outside, using the building’s own access equipment or specialist height-access crews. That work is organised through building management, because it involves access permits, exclusion zones and the building’s façade warranty.

If you’re not sure which applies to your window, send us a photo and your floor level. We’ll tell you straight away whether it’s a job for us or something to raise with your building manager.

Toughened glass that breaks on its own

It surprises people, but toughened glass can occasionally shatter with no impact at all. This is known as spontaneous breakage. It’s usually caused by a tiny nickel sulphide inclusion formed during manufacture, which slowly expands until the stress breaks the pane.

How you can tell:

  • The glass has broken into small granules, often with a “butterfly” pattern near the point where the break started
  • Nobody hit it, and there’s no sign of impact
  • It happened on a hot day or during a temperature change

We replace the broken pane and remove all fragments. Where the location allows, we’ll suggest heat-soaked toughened glass, which is tested to reduce this risk, or laminated glass, which stays in place if it breaks.

Matching high-performance glass in newer buildings

Buildings in Barangaroo use glass that does more than keep out the weather. Before ordering a replacement, we identify:

  • Coatings that control heat and glare, such as Low-E and solar control
  • Tint and reflectivity, so the new pane doesn’t stand out
  • Low-iron glass, which is clearer and less green than standard glass
  • Laminated or acoustic interlayers
  • The makeup of double-glazed units: thickness, spacer and gap

Even with the right specification, a new pane can look slightly different from glass that has been in place for years. We’ll tell you before ordering if we think that’s likely. For more detail on each option, see the glass grades and coatings we fit around Sydney.

Restaurants and shopfronts on the waterfront

Hospitality and retail glass in Barangaroo takes knocks from chairs, trolleys, deliveries and crowds. When it breaks, getting trade back to normal is the priority:

  • Same-day make-safe, with broken glass cleared and the opening secured
  • Temporary cover if the replacement pane is being cut or made to order
  • Installation outside trading hours, early morning or after close
  • Laminated or toughened glass to suit the location and safety rules

Businesses on the Pyrmont side of Darling Harbour face much the same issues, and we cover both areas.

Crack, chip or scratch: which ones need action?

  • A crack through the pane means the glass needs replacing. It can’t be repaired, and cracks tend to grow with temperature changes and wind load.
  • An edge chip on toughened glass is a warning sign, because damage to the edge weakens the whole pane. Get it checked soon.
  • A light surface scratch may be cosmetic and is sometimes polished out, depending on the glass and any coating.
  • Mist between double-glazed panes means the unit’s seal has failed, so the unit needs replacing.

If a pane has just broken, a quick checklist for a freshly broken pane explains how to keep everyone safe until we arrive.

Access, loading docks and after-hours work

Working in the CBD means planning ahead. Parking on Hickson Road and surrounding streets is limited, and most buildings manage all trades through their loading dock. Before we attend, we’ll arrange:

  • A loading dock or delivery booking for the glass
  • Site induction and building sign-in
  • Certificates of currency for our insurance
  • SWMS paperwork, where building management requires it
  • Lift bookings for large panes
  • After-hours access when the work would disrupt tenants or diners

Give us your building manager’s contact details and we’ll handle the paperwork directly.

Quoting a Barangaroo glass job

Prices depend on:

  • Glass type and specification, including coatings, laminates and double glazing
  • Pane size and weight, which affect handling and how many installers are needed
  • Access, including loading docks and lifts
  • Timing, for after-hours or weekend work

Clear photos, rough measurements and any building details are usually enough for a first quote. We give a fixed price before starting and can invoice tenants, owners or building managers directly.

How we run a job in a managed building

  1. Confirm the scope and check it can be done safely from inside or at low level.
  2. Book access through building management, including dock, lift and induction.
  3. Protect the area with drop sheets and signage, and cordon it off if needed.
  4. Remove the broken glass and check the frame and seals.
  5. Install and seal the new pane.
  6. Clean up and take all glass off site, then report back to building management if requested.

Frequently Asked Questions

Can you replace glass on a high floor of a Barangaroo tower?
Glass we can reach safely from inside is no problem. Facade glass that needs external access is organised through building management with specialist height-access crews.

Why did our toughened glass shatter without anything hitting it?
It’s usually spontaneous breakage caused by a tiny nickel sulphide inclusion from manufacturing. Heat-soaked or laminated glass reduces the risk in the replacement.

Can you work after our restaurant closes?
Yes. We regularly schedule installs for early mornings or after trading hours so there’s no disruption to service.

Will the new glass match the rest of our office windows?
We identify the coating, tint and glass type before ordering. If older glass has weathered, we’ll let you know if a slight difference is likely.

Do you handle the building’s paperwork?
Yes. We can send insurance certificates and safety paperwork, and arrange inductions, dock bookings and lift bookings with your building manager.

Is a chip on the edge of toughened glass dangerous?
It can be. Edge damage weakens toughened glass, so get it checked promptly.

Which areas around Barangaroo do you service?
Millers Point, The Rocks, Dawes Point, Walsh Bay, Darling Harbour, Pyrmont, Haymarket and the wider Sydney CBD.
