Window Glass Repair Willmot

Willmot’s houses mostly went up in the late 1960s and 1970s, and a good number still have their original window frames. That matters more than people expect, because a 1970s steel or early aluminium frame is re-glazed differently to a modern one, and the wrong approach either fails quickly or cracks the new pane.

Amrah Glass & Aluminium repairs and replaces window glass across Willmot for owners, landlords and managing agents. Glass to AS 1288, a fixed price agreed before we start, and any broken opening secured the same day.

Steel-framed windows: what goes wrong and what we can do

Some homes of this era still have steel window frames, usually painted, often many times over. They’re tough frames, but they fail in a particular way.

Steel rusts from the rebate outward, under the putty where you can’t see it. As the rust forms it expands, and that expansion presses against the edge of the glass. That’s why an old steel window will crack a pane for no apparent reason, and why a fresh pane fitted into an untreated frame often cracks again within a year or two.

Doing it properly means stripping the old putty right out, cutting back the rust, treating what’s left, priming the rebate and then re-glazing with the right putty and clips. Skip the rust treatment and you’re back in a few seasons.

Sometimes the frame is too far gone. If the steel has blown out at the corners or lost section, a new window is the honest answer and we’ll tell you rather than take payment for a repair that won’t hold.

If you rent through Homes NSW

Important, and it saves people money.

If you’re a social housing tenant, repairs go through your landlord’s maintenance line, not through a glazier you call yourself. Arrange your own tradesperson and you’ll usually be out of pocket, because the work wasn’t authorised.

Report it as soon as it happens, note the reference number you’re given, and ask whether it’s being treated as urgent. Broken glass that leaves a home unsecure is normally handled quickly. If the damage was caused by you or a visitor, you may be charged for it, which is worth knowing up front rather than later.

Private landlords and agents are different. They book us directly, and we provide photos and an itemised invoice for the owner’s file. Meanwhile, clearing up broken glass safely is worth reading if there are kids in the house.

Vacant properties and between tenancies

Empty houses attract broken windows, and the usual pattern is the same pane going through more than once.

A few practical options we use for vacant properties:

  • Ply board-up for anything at ground level facing the street, since it’s the strongest short-term cover
  • Polycarbonate sheeting where the property still needs to look presentable for inspections or sale, because it keeps the light and resists impact far better than glass
  • Laminated glass when the property is going back on the market, as it holds together when struck rather than leaving an open hole
  • Fitting glass last, right before handover, rather than months beforehand

For agents managing several properties around Willmot and the Mount Druitt Village area, we can do multiple addresses in one run and invoice them together.

The rest of what we see here

Balls from backyards. Hail and storm damage through summer. Break-ins at rear windows. Old putty crumbling away so the pane sits loose in the frame. Sliding windows that stick because the rollers have worn flat. Bathroom and door glass that’s still plain glass and has to come back as Grade A safety glass under the current rules for each location.

Repair or replace

Replace the glass when a pane is cracked, shattered, badly scratched, fogged between double-glazed layers, or where plain glass sits somewhere the rules now require safety glass.

Repair instead when the glass is sound and the problem is a rattle, a draught, a leak, a sticking sash or a lock that won’t catch. Those are seal, track and hardware jobs and they cost a fraction of new glass.

Replace the frame only when it’s rusted through, bent or badly out of square, which with old steel windows does happen.

Timing and cost

Standard clear glass is usually fitted the same day or next morning. Toughened, laminated and obscure glass is cut to order, generally one to three business days, with a board-up holding the opening meanwhile. Steel frame re-glazing takes longer than aluminium because of the preparation, so we allow for that when we quote.

The price depends on pane size and thickness, glass type, frame condition and preparation, access and urgency. You get the figure before work starts, plus paperwork suitable for insurers, owners or agents. We’re through this corner of the north-west daily, including runs out to Rooty Hill.

Frequently Asked Questions

My old steel window keeps cracking the glass. Why?
Rust under the putty expands and presses on the edge of the pane. Unless the rust is cut back and treated, the new glass will crack again.

Can steel window frames be re-glazed, or do they need replacing?
Most can be re-glazed once the rust is treated. Frames that have blown out at the corners or lost section are better replaced.

I rent through social housing. Can I just book a glazier?
No. Report it to your landlord’s maintenance line and keep the reference number. Work you arrange yourself is usually not reimbursed.

What is the best cover for a vacant house that keeps getting hit?
Ply for street-facing ground floor windows, or polycarbonate where the property still needs to look presentable.

Is laminated glass worth it for a rental?
Often yes. It holds together when struck, so the property isn’t left wide open and the call-out is less urgent.

Can agents book several properties at once?
Yes. We can attend multiple addresses in one run and invoice them together.

Which suburbs near Willmot do you cover?
Shalvey, Bidwill, Lethbridge Park, Tregear, Blackett, Hebersham, Emerton, Whalan, Mount Druitt and the surrounding Blacktown area.
