Why Banksia windows need a slightly different approach

Banksia’s windows deal with conditions most Sydney suburbs don’t. Planes pass low overhead, the Princes Highway carries heavy traffic, and salty air drifts in from Botany Bay. Each of those affects how a window should be fixed:

  • Many homes on the airport side have acoustic double glazing, and the seals in older units are now failing.
  • Aluminium frames near the bay can corrode faster than frames further inland, which affects whether new glass will seat properly.
  • Street-facing rooms need glass that blocks noise, not just glass that fills the hole.

We take all three into account before quoting, so the fix lasts and the room stays as quiet as it was.

Is your double glazing from the old airport noise scheme?

Many Banksia homes were fitted with insulated windows through a government noise program years ago. Those sealed units don’t last forever. The most common signs of a failing unit are:

  • Mist, haze or water droplets between the two panes that won’t wipe off
  • White streaks or staining on the inside faces of the glass
  • A room that’s noticeably louder than it used to be

When this happens, we replace only the sealed glass unit and keep the existing frame. We measure the overall thickness, the gap between panes and the frame depth, then order a unit that matches the acoustic performance of the original as closely as possible.

The jobs Banksia residents book us for

  • Fogged or failed double-glazed units in airport-side homes
  • Cracked panes from storms, balls, slammed windows or heat stress
  • Broken glass after a break-in, particularly on rear windows and ground-floor units
  • Loose, rattling glass in older timber and aluminium frames
  • Old plain glass in low or wet areas that no longer meets today’s safety glass rules
  • Stiff or leaking windows that need resealing or new rubbers

The older freestanding brick homes around Banksia often still have original windows. Neighbouring Arncliffe homes under the same flight path have many of the same issues.

Re-glaze, reseal or renew: picking the right fix

Re-glaze when the glass is cracked or broken. The pane comes out, a new one is cut to size and fitted into the existing frame. A cracked pane can’t be permanently repaired, so this is the only proper fix.

Reseal when the glass is intact but the window leaks, whistles or rattles. New rubbers, beading or sealant usually solve it without touching the glass.

Renew the sealed unit when double glazing has fogged. Only the insulated glass unit is replaced, and the frame stays.

We only recommend frame work when the frame is badly corroded, bent or out of square. That occasionally happens with older aluminium close to the bay.

Keeping aircraft and highway noise out when glass is replaced

If you’re replacing a pane in a bedroom or living room, glass choice makes a real difference to how quiet the room stays:

  • Acoustic laminated glass has a sound-dampening interlayer and suits single-glazed frames that can take a thicker pane.
  • Acoustic double-glazed units combine two panes with a sealed gap and are the usual choice for airport-side homes.
  • Toughened safety glass is used in doors, beside doors, in bathrooms and in low panes. It can be combined with laminated or double-glazed options where needed.
  • Frosted or patterned glass keeps bathrooms and entry sidelights private.

Glass is only part of the answer. Good seals and a well-fitted frame matter just as much, so we check both. For more detail on each glass option, see how we compare glass types for Sydney homes.

Renting in Banksia? Who should arrange the repair

Under NSW tenancy rules, damage that leaves a rental unsafe or not secure counts as an urgent repair. If you rent, report a broken window to your landlord or agent straight away and keep a record of when you told them. Landlords and agents can book us directly. We send the invoice and photos straight to them, so tenants aren’t left in the middle.

While you’re waiting for us, our tips on keeping a broken pane safe until help arrives cover clean-up and temporary cover.

Pricing: what moves the number

  • Glass type, whether plain, toughened, laminated, acoustic or double-glazed
  • Pane size and thickness
  • Frame material and condition
  • Access, for upper-floor or hard-to-reach windows
  • Urgency, for same-day or after-hours attendance

We confirm a fixed price before starting. Insurance clients get an itemised invoice and a damage report.

When we can be there

Banksia is an easy run for our vans, and we’re regularly working across the St George and Bayside areas. That includes the Rockdale side of the railway line and window call-outs further south in Kogarah. Most standard panes are fitted the same day or the next morning.

Acoustic and double-glazed units are made to order and usually take a few business days. If the window is broken rather than just fogged, we secure the opening first so your home stays locked up in the meantime.

Our process from call to clean-up

  1. Quote from your photos, then confirm the price.
  2. Arrive in the booked time window and protect floors and furniture.
  3. Remove the damaged glass and check the frame, seals and rubbers.
  4. Fit the new pane or unit, seal it and test the window.
  5. Vacuum the area and take all old glass away.

Frequently Asked Questions

Why is there condensation between my double-glazed panes?
The seal around the unit has failed and moisture has got inside. It can’t be cleaned out, so the sealed unit needs replacing.

Can you keep my acoustic windows as quiet as before?
We match the replacement unit to the original specifications as closely as possible and check the seals, which is key to keeping noise out.

Is a broken window an urgent repair in a rental?
In NSW, damage that makes a rental unsafe or not secure is treated as urgent. Tell your landlord or agent as soon as possible.

Can salty air damage my window frames?
Salty air can corrode aluminium over time, especially near the bay. We check the frame before fitting new glass to make sure it will hold.

Do I need safety glass in a low window?
Yes. Glass within 500mm of the floor, in doors, beside doors and in bathrooms generally needs to be Grade A safety glass under AS 1288.

How long does a replacement double-glazed unit take?
They’re made to order, usually within a few business days. The fitting itself is normally quick once the unit arrives.

Which suburbs near Banksia do you cover?
Rockdale, Arncliffe, Bexley, Bardwell Valley, Kyeemagh, Brighton-Le-Sands, Turrella, Wolli Creek and the wider Bayside area.
