Window Glass Repair Seven Hills

Seven Hills runs in two halves. There are the streets of post-war and 1960s brick homes around the station and the Plaza, and there’s one of the bigger industrial pockets in the Blacktown area, full of factory units, workshops and warehouse offices. The glass problems in each are completely different, and so are the fixes.

Amrah Glass & Aluminium works across both. Every pane is fitted to AS 1288, the price is set before we start, and broken openings are secured the same day.

Pitted glass from grinding and welding

This one is specific to workshops, and it catches a lot of businesses out.

When someone grinds or welds near a window, the sparks and spatter thrown off are molten. They land on the glass, burn into the surface and cool there. What you’re left with is a field of tiny craters and embedded metal specks, usually across the lower half of the pane facing the work bay.

Two things worth knowing. First, it can’t be cleaned off. The damage is in the glass surface, not on it, so scraping or polishing won’t bring it back. Badly pitted glass gets replaced. Second, it keeps happening unless something changes, and nobody wants to pay for the same pane twice.

What actually works: move the work bay away from the glass line, use a welding screen or curtain between the work and the window, or fit a sacrificial protective film to the pane. Film isn’t perfect against heavy spatter, but it takes the hits instead of the glass and is far cheaper to replace.

Graffiti, and why some of it won’t come off

Tagging on glass comes in three forms and they aren’t equally fixable.

Paint and marker usually comes off with the right solvent and a careful blade, provided nobody has already attacked it with an abrasive pad.

Acid etching is different. Etching cream eats into the glass surface and leaves a permanent frosted mark. No cleaning product will touch it. The pane has to be replaced.

Scratching with a tool or a key is the same story. Light scratching can sometimes be polished, deeper gouges can’t.

For a frontage that gets hit repeatedly, anti-graffiti film is the practical answer. It’s a clear sacrificial layer applied to the outside of the glass. When it gets tagged or etched, the film is peeled off and replaced, and the glass underneath is untouched. Replacing film costs a fraction of replacing a large shopfront pane. Businesses over in Prospect deal with the same thing along the highway frontages.

Fire-rated glass is not a like-for-like swap

Some commercial buildings have glazing that forms part of the fire separation, typically in stairwells, corridors, lobbies and openings near boundaries. It looks like ordinary glass and is often mistaken for it.

Fire-resistant glazing is certified as a complete system, meaning the glass, the frame, the seals and the fixings are tested together and given a fire resistance level. Take that glass out, put ordinary toughened glass back in, and the assembly no longer performs as certified. That becomes a problem at the next fire safety inspection or when the annual statement is due.

If a broken pane in your building might be fire rated, check the building plans or your fire safety schedule before anyone replaces it. We’ll flag it if we see markings or a location that suggests it, and point you to the right specialist rather than fitting glass that doesn’t belong there. For everything outside that category, our page on matching the right glass to the opening covers the options.

Leases, make-good and cracked glass

Two practical notes for tenants in the industrial estate.

Most commercial leases put glass breakage on the tenant rather than the landlord, so read your lease before assuming the agent will handle it. If in doubt, ask for the clause in writing.

The second is make-good. Cracked or heavily pitted glass tends to get listed on the outgoing condition report, and fixing it under time pressure at the end of a lease always costs more than dealing with it during the term. If you know a pane is damaged, price it now rather than in your last fortnight.

We invoice tenants, landlords or managing agents directly, and provide itemised quotes and photos for condition reports.

The residential side

Homes here are mostly brick from the 1950s through the 1970s, with newer townhouses and duplexes filling in. The usual calls are storm and hail damage, balls from backyards, break-ins at rear windows, heat cracks on west-facing panes, and old timber sashes where the putty has crumbled and the glass has gone loose in the rebate. The housing across in Toongabbie is much the same vintage, and so are the repairs.

Where the pane sits decides what goes back in. Doors, windows beside doors, bathrooms and glass near floor level all require Grade A safety glass, even if the original was plain. If a window has just gone through, clearing up safely is worth a quick read.

Timing and cost

Standard clear glass is usually fitted same day or next morning. Toughened, laminated and obscure glass is cut to order, generally one to three business days, with a board-up or temporary glazing in the meantime. Commercial jobs can be scheduled before opening or after close so trade isn’t interrupted.

Price depends on pane size and thickness, glass type, frame condition, access and urgency. You get a fixed figure up front, plus paperwork suitable for insurers, landlords or agents. Our vans run this corridor daily, including Blacktown, so getting here quickly is rarely an issue.

Frequently Asked Questions

Can welding spatter be cleaned off glass?
No. The spatter burns into the surface, so the damage is in the glass. Pitted panes have to be replaced.

How do I stop it happening again?
Use a welding screen between the work and the window, move the bay away from the glass line, or fit a sacrificial protective film.

Can etched graffiti be removed from a window?
Not by cleaning. Etching cream damages the glass surface permanently, so the pane is replaced.

Is anti-graffiti film worth it?
On frontages that get hit regularly, yes. The film is peeled and replaced rather than the whole pane.

How do I know if a window is fire rated?
Check the building plans or the fire safety schedule. Fire-resistant glazing is certified as a system and can’t be swapped for ordinary glass.

Who pays for broken glass in a leased unit?
Most commercial leases make glass a tenant responsibility, but the wording varies. Check your lease or ask the agent.

Which nearby suburbs do you cover?
Toongabbie, Lalor Park, Kings Langley, Winston Hills, Blacktown, Prospect, Girraween, Old Toongabbie and the surrounding area.
